Tips for SpareRoom complaints

  • SpareRoom is a listing site, not a letting agent, so no property redress scheme covers a complaint against SpareRoom itself
  • If the advertiser is a letting agent rather than a live-in landlord, that agent must belong to a redress scheme and you can complain to it
  • Report scam or fake listings to SpareRoom and to Action Fraud, and never send a deposit before viewing
  • Screenshot the advert and keep the messages, since listings and accounts can be deleted quickly

Under UK law, products must last a 'reasonable' time - typically 3-6 years for electronics. Even after the manufacturer’s warranty expires, you may still have rights under the Consumer Rights Act.

Within 30 days, you’re entitled to a full refund. After 30 days but within 6 months, the retailer must attempt repair or replacement. After 6 months, you need to prove the fault was present at purchase.

Under the Consumer Rights Act, digital content (including updates) must be of satisfactory quality. If an update causes problems, you can request the supplier to fix it or provide compensation.
